- Built-Up Roof. This type of roof is built with three or more plies of waterproof material that is alternated with hot tar. It is then ballasted by smooth river stone. This type of roof is extremely attractive, highly fire retardant, and is on the cheaper end of flat roof types but it’s also very heavy. It’s quite smelly and messy to install and sometimes joists need to be strengthened. Over time, it becomes brittle and cracks. It’s definitely not a job you can do yourself either. (this type of flat roof is not usually recommended for homes that are occupied)
- Rubber Membrane Roof. Rubber is a very durable material and it is fairly light. The rubber is made to resist sun damage and it’s very resistant to tears and scuffs. This type of roof can increase your energy bill because it absorbs heat and while leaks are easy to fix, it’s more susceptible to them as well.
- Modified Bitumen. This roof is created with one layer of asphalt-treated, granule-coated felt which is either hot sealed or cold cement sealed to a base sheet or prim decking. It is fairly easy to install, and is energy friendly because it reflects heat. It’s not very resistant to tears or scuffs and if the torch-down application is used, it can be a fire hazard, particularly when not properly done.
